Job Description:  Senior-level position responsible for facilitating lead qualification and screening, primarily via In3’s Completion Assurance Program™ (CAP funding), enabling direct access to a US family office’s mid-market project finance. Use extensive screening tools and a solutions-oriented approach to help qualified prospects uphold CAP terms and conditions for investments of $25 million or more, an innovative approach that combines mezzanine debt and equity without expecting majority (controlling) voting rights.

CAP funding uses either a cash surety deposit or a bank-involved instrument like a Standby Letter of Credit (SbLC) during construction as a form of completion security, and offers quite predictable and rapid closings, flexibility to the developer (no need for project shovel-readiness) and at advantageous terms.  We say “faster, easier, better” because it often is!  More about CAP’s goal, differences, and benefits.

In practice, this means diving deep into financial models, gaining a precise understanding of how we screen and qualify, skillfully and diplomatically asking the prospective client to bring forward evidence of qualification, using tools, templates, and standards based on published requirements, to enable qualifying developers to build diverse impact projects worldwide.

Experience as an In3 Affiliate would help ensure rapid success, but on-the-job training and orientation is expected.

In3 presently uses Zoho CRM (cloud-based SaaS) for Lead management and conversion to qualified Opportunities on behalf of In3 Capital Group, an international Impact Investing and Advisory Firm based in California.

This Director position reports to and works in close cooperation with In3’s Managing Partner, Daniel Robin, delivering client relations, project development and more detailed business case analysis.  This position requires at least 10 years experience in project finance culture and standards, but flexibility to accommodate how In3 CAP is different.  Thus, the capacity to work with high-level basics but to then dive into specific details as presented by the incoming project’s profile, including and especially their MS Excel proforma model.

Client relations skills helpful, but not essential.  Basic IT and AI (or fast learning), analytical abilities, business judgement and information management skills a must.

About Us:  We are intent on solving big problems.  There are major gaps in the marketplace for required funding in the coming years, such as for climate-related project finance, and we are inspired to make a modest but meaningful difference in this regard.

Now in our 30th year, In3 Capital Group has been vetting, co-developing, packaging, and in recent years helping to finance projects that help achieve the UN’s Sustainable Development Goals (SDGs) and offer the potential to not just slow down climate change but to actually reverse it, among many other pressing sustainability problems. Why this position, why now?  Recently we have seen a significant increase in demand for our services and, with the help of more than a dozen affiliate offices, we and our in-house Family Office capital partner have become quite inundated with inquiries and requests for our products and services.  We have become focused on CAP as the advantages of this program have been proven to be compelling to those who qualify, offering a streamlined approach to mid-market renewables and infrastructure project finance.  Concurrently, there are changes afoot in the private debt (non-bank) marketplace, which strengthens our offer (there are fewer viable sources of PE and private debt since early 2025), so we seek to add a team member that’s adept at riding these waves of change.

Your mission, should you choose to accept it: get on top of our fee-for-service client work, master the core fundamentals to demonstrate solid business judgement, analytical and prioritization skills to maximize stakeholder benefits.  Our CRM is set up with a “bankability” assessment system to automate where we focus our attention, and our Affiliates are stepping up to partner with us to share the workload involved in screening, vetting and pre-qualifying.

Fundamental Skills:  Project Finance, Vetting (pre-due diligence), Objection Handling (Sales), Written Communication, Verbal/Presentation Skills, Microsoft Office (especially Excel), Program Management, Investment Banking, CRM / Interpersonal (social) Skills, Teamwork / Collaboration, Learning on-the-job.

Qualifications:  Prefer someone with at least a basic understanding of investment banking, CRM (see FAQs, below), Excel, Dropbox for datarooms, or similar tools, plus a background in business, project finance, and/or venture capital. The capacity to learn In3’s protocols is more important than ready-made expertise.

Minimum 6-12 month commitment expected, part time, after 30-60 day trial period.

  1. Why 6-12 months?  What is there to learn?  Qualifying projects seeking capital through our Family Office partners is a bit of an artform, and although our systems help turn it into more of a science, our approach to fundraising still requires a detailed understanding of project finance alongside shrewd business judgement.  The more diverse project finance experience, the better. Here we are using a non-traditional and innovative approach to financing projects in the middle market ($15M into the USD billions range), but we also offer sharp advantages by using a form of security during construction (article).  Even those who know project finance will have a significant learning curve.
  2. Why aren’t there any set work hours?  Because, to start, as our newest team member, you would have 30-60 days to learn the ropes, and the invested time per week or month to gain that experience is up to you.  We will provide extensive on-the-job examples, but the right candidate would bring an entrepreneurial “edge” where the focus is on results, not hours.  If you’re likely to add value quickly, this will be exciting and rewarding.  Further, this position is designed for an independent contractor or consultant that sets their own hours.  Capabilities demonstrated during the trial period determine the longer-term activities, stready-stage compensation, and work hours going forward.
  3. Why does In3 use Zoho CRM?  We use CRM (“Customer Relationship Management”) software, as do many larger firms — most popular CRM is probably SalesForce.com — because we enjoy incredibly diverse dealflow and inquiries from prospective guarantors, private investors, and sales agents, so we needed a system to sort through and prioritize opportunities.  We also use a customized 10-question readiness assessment called RAIN — Readiness And Investment Navigator — used as a preapplication and registration tool.  Together, Zoho and RAIN help us quickly pre-qualify leads while also providing educational opportunities for developers worldwide.
  4. What’s this job really about?  No, really
    Contributing value, some of it technical and analytical, based on a detailed understanding of project finance proforma modeling, as shown in MS Excel US GAAP or IFRS format. With an understanding the nuts & bolts of In3’s innovative funding program, now in its 10th year, this position offers an intensive, lucrative, potentially long-term opportunity.  You bring both people skills (emotional intelligence) and consulting skills, including precise verbal and written communication skills, as well as analytical abilities, abstract reasoning and business judgement, a good working knowledge of business and finance, and a passion for solving sustainability issues in the US and globally.  We can finance almost anything, anywhere, above $25M, but we give preference (and tend to attract) “impact” and infrastructure projects.
  5. What sort of compensation is possible?  The right candidate will likely reach Junior Partner status within 1-2 years, at which time, annual cash earnings would easily exceed six figures, with a vesting schedule to be established.
